PE Advisory – Owner Representation

Delivery Model: Project Management (CCDC 5A)
Approach Type: Governance & Advisory

Under this model, Projekt Essentials acts strictly as the Owner’s representative, providing independent oversight, strategic guidance, and governance throughout the project lifecycle. We do not hold trade contracts or perform construction services—instead, we ensure that every decision aligns with the Owner’s objectives for cost, schedule, and quality.

This approach is ideal for clients who want to maintain full control while benefiting from experienced project leadership. We manage coordination, monitor performance, and provide clear reporting, ensuring risks are identified early and decisions are made with confidence. The result is a well-governed project where the Owner remains in control, supported by expert advisory.

PE Managed – Construction Management

Delivery Model: Construction Management (CCDC 5B)
Approach Type: Agency CM (Open-Book)

In this model, Projekt Essentials takes on an active management role during both pre-construction and construction, acting as the Owner’s agent while the Owner holds all trade contracts. We lead procurement, coordinate trades, manage schedules, and oversee site execution, ensuring alignment across all stakeholders.

This model provides a balance between control and professional management. It allows for early contractor involvement, improved constructability, and real-time decision-making. With structured governance and transparent communication, we ensure the project progresses efficiently while maintaining flexibility as design and site conditions evolve.

PE Controlled – Cost Certainty (GMP)

Approach Type: Agency CM (Open-Book)

In this model, Projekt Essentials takes on an active management role during both pre-construction and construction, acting as the Owner’s agent while the Owner holds all trade contracts. This model builds on Construction Management by introducing a Guaranteed Maximum Price (GMP), offering cost transparency during development and financial certainty before construction progresses too far. Projekt Essentials manages the project on an open-book basis, tracking all costs in real time while working collaboratively with the Owner to define and lock in the GMP.

Once established, the GMP provides a financial ceiling, reducing risk while maintaining flexibility during early phases. This approach is ideal for clients seeking both transparency and predictability—ensuring that budgets are controlled without sacrificing the ability to optimize design, procurement, and execution strategies.

PE Competitive – Market-Driven Costing

Delivery Model: Construction Management (CCDC 5B)
Approach Type: Competitive Cost-Plus Procurement

Under a Construction Management framework, the Competitive Cost-Plus model introduces structured, multi-stage procurement into a cost-plus environment. Projekt Essentials facilitates competitive bidding across trades—typically engaging multiple qualified bidders per scope—to ensure market-driven pricing while maintaining full cost transparency.

This approach allows Owners to benefit from true open-book pricing while actively driving value through competition. It is particularly effective in volatile markets, where early pricing may not reflect final costs. By re-engaging trades and refining scope, we create opportunities for cost optimization while maintaining control over quality and execution.

PE Hybrid Select – Aligned Performance Model

Delivery Model: Construction Management (CCDC 5B + GMP + Shared Savings)
Approach Type: Cost-Plus with GMP + Incentivized Savings

This is Projekt Essentials’ most aligned and performance-driven delivery model. It combines the transparency of cost-plus, the certainty of a GMP, and a shared savings structure that incentivizes all parties to deliver below budget. Projekt Essentials works collaboratively with the Owner and trade partners to continuously identify efficiencies throughout design, procurement, and construction.

With shared savings in place, success is mutually beneficial; cost reductions are not driven by cutting scope or quality, but by smarter planning, coordination, and execution. This model creates a true partnership environment, where all stakeholders are aligned toward achieving the best possible outcome for the project.

PE Turnkey – Design-Build Delivery

Delivery Model: Design-Build (Stipulated Price)
Approach Type: Fixed-Price Integrated Delivery

In this model, Projekt Essentials (or the Design-Builder) assumes full responsibility for both design and construction under a single contract with a fixed price. The project scope, requirements, and performance criteria are defined upfront, and the Design-Builder delivers the complete project within the agreed budget and schedule.

This approach simplifies contracting and provides early cost certainty, as the financial risk is largely transferred to the Design-Builder. However, it requires a well-defined scope at the outset, as changes during the process can impact cost and timelines. While efficient, this model offers less flexibility and transparency compared to open-book approaches, making it best suited for projects where scope is clearly established and speed of delivery is a priority.
